Seventy-five families will join Still Waters as founding stewards. If you have felt the pull toward a life shaped by faith, community, and the wisdom of creation, this is how to join an intentional community that has been built for you.
What it Means to be a Founding Family
Founding families are not buying lots in a development. They are joining a community that is being built from the ground up, and they are helping to shape it. The decisions made in the first years matter most. The first 75 families set the culture, the rhythms, and the standards that everyone who comes after will inherit.
In exchange for stepping in early, founding families receive things that later residents will not. Pricing that reflects the risk of entering before the land is purchased. A direct voice in how the village takes shape. The chance to live on-site during construction. And the lasting recognition of being among the first to make Still Waters real.
Pioneer, Steward, Legacy
Founding family homesites are offered in three tiers. Each tier reflects a different level of investment, lot size, and timing in the project. All three tiers participate equally in village life. The differences are practical, not hierarchical.
Pioneer
The first in. The earliest believers. Pioneer families reserve their lots before infrastructure is laid and carry the most risk in exchange for the most favorable pricing and first choice of homesites.
Steward
The heart of the village. The largest tier. Steward families form the day-to-day community: the parents, the gardeners, the neighbors, the friends. Lots are mid-sized and well-distributed across the residential parcels.
Legacy
The largest and most prominent homesites. Legacy families build estates designed to be passed down through generations, with extra acreage, premium positioning, and the highest level of architectural latitude.
Important: Lot reservation does not include home construction costs. Pricing for hempcrete homes will be confirmed under NDA once families are matched with a contractor team. A separate construction estimate is provided during the inquiry process.
Hempcrete and Natural Building
Every founding family home at Still Waters is built to the same standard: hempcrete walls, locally sourced timber, lime plaster finishes, and non-toxic materials throughout. The architecture is custom within agreed standards, so each home is unique while still belonging to the same architectural family.
Founding families work with the project's pre-vetted natural building team. You can bring your own architect within the architectural standards, or work directly with the in-house design team. Either path leads to a home built for centuries, not decades.

Live On-Site During Construction
Founding families do not have to wait for their home to be finished to begin living at Still Waters. The Glamping Village and RV sites serve as on-site basecamp housing during the build. Families live in eco domes, luxury safari tents, or their own RV at reduced founding family rates, often more affordable than renting elsewhere.
Being on-site during construction means being closer to your build, embedded in the early community, and part of every decision that shapes the place you will live for the rest of your life. The basecamp is not a compromise. It is one of the gifts of joining early.

Lots and Community Layout
The residential parcels are designed for community coherence by design. Homes are arranged around shared paths, gathering spaces, and orchard belts rather than isolated private lots. The site plan is shared with prospective founding families under NDA. Lot selection follows reservation order within each tier.

Still Waters is not for everyone. It is built specifically for families whose values align with the Covenant, who want to live faith-forward lives, and who are drawn to the slower rhythms of regenerative community. The most important thing we can do for prospective families is be honest about this from the beginning.

- Need urban amenities, nightlife, or constant access to a large city
- Are uncomfortable with the slower pace of regenerative agriculture
- Are looking primarily for an appreciation play in real estate
From Inquiry to Homecoming
The process is intentionally unhurried. We are looking for the right families, not the fastest ones. Most families take three to six months from inquiry to homesite reservation. That is healthy. We support discernment, not pressure.
Initial Conversation
Submit the inquiry form. We schedule a 30 to 60 minute conversation to share the vision, hear your story, and answer your questions.
NDA & Full Packet
If there is mutual interest, you sign a mutual NDA and receive the full founding family packet including detailed financials, site plans, and the Covenant.
Site Visit
Visit Still Waters in person. Walk the land. Stay in the glamping village. Meet other founding families. Bring your spouse, your children, your honest questions.
Stewardship Agreement
If you decide to move forward, you sign the Stewardship Agreement and reserve your homesite within your chosen tier. Reservations are first-come within each tier.
Homecoming
You join the basecamp during construction, build your home over the following years, and step fully into village life.
Common Questions
Do we have to be Christian to join?
Yes. Founding families are aligned with the Christian faith that shapes the village's Covenant and rhythms. We do not require any specific denomination. Guests and visitors from many backgrounds are warmly welcomed.
What does the lot price include?
The lot reservation. Home construction is separate and confirmed under NDA. Founding family membership includes the lot, founding-family pricing for basecamp housing, and access to village amenities once operational.
Can we visit before committing?
Absolutely. Site visits are expected and encouraged. Most families visit at least twice before signing a Stewardship Agreement, often with children and extended family present.
When can we move in?
The Glamping Village basecamp opens in Phase 1. Founding family homes are phased Year 0 through Year 5 depending on tier, build timeline, and reservation order.
